PROPERTY OWNER

Occasional lease is a special type of lease agreement that was created to provide greater security to owners who rent their properties for residential purposes. This form of lease is dedicated to individuals who rent their apartments but do not conduct business in this area.

Occasional leases require additional legal safeguards, such as:

  • Notarial deed – the tenant submits a declaration of submission to enforcement, which allows the owner to resolve legal issues more quickly in the event of non-fulfillment of the contract.

  • Indication of an alternative address – the tenant undertakes to indicate a place to which he or she can move after the end of the contract.

  • Statement by the owner of the replacement premises – confirmation that the third party agrees to accept the tenant in the event of termination of the contract.

Thanks to these elements, occasional lease protects the interests of both parties – the property owner and the tenant.

Advantages of occasional lease for the property owner

  1. Protection against dishonest tenants – Thanks to the notarial deed and the alternate address, the owner can avoid problems with tenants who do not pay rent or refuse to move out.

  2. Faster resolution of disputes – Occasional tenancy procedures allow for faster eviction in the event of problems.

  3. Greater trust in the tenant – Formalities required from the tenant confirm his reliability and responsibility.
